He added that a brand-new Crowne Plaza hotel in Shell Cove is expected to be completed in 2025, which will bring more premium amenities to the area. Boating enthusiasts will appreciate the Shellharbour Marina, home to 270 berths, while golfers will enjoy the proximity to The Links, Shell Cove’s 18-hole course. A kid’s beach, playgrounds, boardwalks and recreation areas are also all part of the masterplanned community. Beachfront lots are available in The Waterfront’s limited land release. High-demand location Shell Cove has attracted a broad demographic of buyers, says Carulli, ranging from young families to downsizers. “It’s also been really attractive to people wanting to trade up from their existing home into something newer and a bit more prestigious, and maybe closer to the beach and a harbour,” he says. “We’re getting a variety of age groups interested, and lots of children are going to be raised locally.” He adds that there is high demand for rentals in Shell Cove but few properties to choose from, making it “quite attractive” to investors. PropTrack data shows the median weekly rent in Shell Cove was $800 per week for 12 months to January 2024, up 6.7%.
