Local realtors weigh in on recent $418M settlement regarding home commissions lolita, 09/04/2025 A recent nationwide settlement by the National Association of Realtors (NAR) could drastically impact how buyers and sellers compensate real estate agents. Critics argue the existing system artificially boosts agents’ commissions. The settlement marks a shift in the real estate landscape, with potential implications for millions of homebuyers, sellers, and real estate professionals nationwide. While attorneys continued to finalize the specifics, local realtors commented on the potential impact. “The recent settlement for NAR means a better pathway forward for consumers and their realtors,” said Greater Owensboro Realtor Association President Matthew Schell. “The settlement, which is focused on helping commission disclosures to the public, includes two fundamental changes to the daily practice of real estate agents.” NAR represents more than 1 million realtors in the US, and since the 1980s, sellers have determined the commission paid to buyers’ agents for the use of the multiple listing service (MLS). As is, data from Forbes suggests buyers’ and sellers’ agents can share anywhere between 5-6% commission. As reported by national outlets, critics suggest including commissions on the MLS encouraged brokers to steer buyers toward more expensive listings. Owner and principal broker of Triple Crown Realty Group Charlie Dawson elaborated on the presumption that … Continue Reading
Rules that helped set real estate agent commissions are changing. Here’s what you need to know lolita, 26/03/2025 The cost of hiring a real estate agent to buy or sell a home may soon change, along with decades-old rules that have helped determine broker commissions. The policy changes could help spur price competition for agents’ services and lower the costs for sellers who now typically cover the commission for the buyer’s agent, as well as that of their own. In turn, more homebuyers could face pressure to pay for their agent’s commission out of pocket. That could be a challenge, especially for buyers already stretching financially to make a down payment and cover other upfront costs involved in buying a home. Still, housing market watchers say it can’t be immediately determined how significantly any changes that could potentially shift the cost of hiring an agent to a homebuyer will affect home sales. An adjustment period is likely as buyers, sellers and agents figure out how to navigate what comes next. “I just think it’s too soon to tell,” said Greg Kling, an associate professor at the University of Southern California Marshall School of Business who has taught and written about real estate taxation. “We’re going to either see prices are going up for buyers, or the market is … Continue Reading
Realtors weigh in and break down the future of commission on home sales lolita, 22/09/2024 DETROIT (WXYZ) — Since our initial story about a landmark settlement that has the potential to change the home-buying landscape, dozens of people across metro Detroit have been weighing in. Some took issue, while others wanted to weigh in on the conversation. An agreement announced last week from the National Association of Realtors changes the commission structure. “I think that the reaction here is that the entire industry is going to get blown up and everything is going to change. And in all reality, I feel that very little is actually going to change,” realtor Andy Hargreaves from Preferred Realtors said. Hargreaves thinks he knows who will really benefit. WXYZ Andy Hargreaves from Preferred Realtors speaks with 7 Action News about a settlement from the National Association of Realtors that changes commission structure. (March 20, 2024) “I mean, they’re claiming this is for the consumer, right? And I believe the settlement is for in the vicinity of $418 million, which sounds like a lot. And then you start to kind of peel the onion back a little bit and you see that attorney’s got over $80 million,” Hargreaves said. He says the buying and selling agents will now negotiate separately … Continue Reading

Association of Realtors no longer wants standard commissions lolita, 16/09/2024 Local realtors weigh in on changes to commission from the National Association of Realtors. CORPUS CHRISTI, Texas — Following a recent settlement the National Association of Realtors has decided to do away with standards commissions, giving consumers the power to negotiate. However, according to local real estate professionals the consumer has always had this power. “This is actually how the commercial real estate industry works as of now,” said realtor and co-owner of Prime Real Estate, James Sandoval. He said that the two rules coming down from the National Association of Realtors are: 1. Making a buyer representation agreement mandatory, and 2. No longer disclosing the commissions in the Multiple Listing Service (MLS). “In the Coastal Bend you’ll see 2.5% and 2.5% for buy and sell or you’ll see 3% and 3%,” Sandoval said. “At the end of the day, it’s all negotiable.” According to Sandoval both buyers’ agents and sellers’ agents are still going to be compensated but now it’s based on negotiations. “This is an emotional transaction that involves a lot more than opening and closing doors,” he said. “This involves a whole lot more.” The Chism Atnip team, who has a combined experience of 37 years in … Continue Reading

Austin realtors react after historic settlement axing commissions lolita, 03/09/2024 The National Association of Realtors is doing away with the standards commission for agents as part of a $418 million lawsuit settlement. AUSTIN, Texas — Real estate agents could soon be entering a whole new market. In a historic $418 million settlement, the National Association of Realtors decided to do away with the standard of a long-standing commission set for agents. The move will allow buyers and sellers to negotiate fees and potentially save them more with lower commission costs. The standard percentage reported is 6%. The trade commission has set these policies for home sales since the 1990s. Although this will ultimately affect how agents are compensated, some Austin-based real estate groups welcome the pending changes. Lesley Estes is the Director of Sales for the Byrne Real Estate Group in West Lake. She explained the excitement the team is feeling following the announcement because, according to Estes, this will give the group a chance to have more upfront conversations. “The difference now is that the consumer’s going to be informed of that. They’re going to be aware that there’s options on the table,” Estes said. “I think this is the perfect opportunity for us, as agents, to bring our … Continue Reading
Realtors agree to make commission changes lolita, 27/08/2024 The National Assn. of Realtors on Friday said it will make changes to its commission rules to settle national allegations the requirements stifled competition, a move that may reduce costs for at least some consumers. The settlement, which still must receive court approval, could mark a major change in the housing market. Today, sellers typically pay a 5% to 6% commission when they sell their homes, with half of that going to the listing agent’s brokerage and half to the buyer agent’s brokerage, and critics of that model say the settlement could upend that practice. “This settlement over time will benefit home sellers and buyers greatly, eventually lowering agent commissions by tens of billions of dollars a year and helping align agent compensation and services rendered,” Stephen Brobeck, a senior fellow with the Consumer Federation of America, said in a statement. Under an existing Realtor rule, listing agents must make an offer of compensation to the buyer’s broker in orders to list homes on NAR-affiliated multiple listing services, or the MLS. Although NAR says this offer can be zero dollars, the requirement to post an offer — known in the industry as “cooperative compensation” — has reduced competition and kept … Continue Reading
