Vasakronan offers nearly 5,000 sqm at Kaj 16

Vasakronan has secured a tenant for nearly 5,000 square meters of office space in Kaj 16, a new development in Göteborg’s Lilla Bommen district. The deal, signed with Norconsult, one of Scandinavia’s leading infrastructure consulting firms, marks the latest step in the building’s rapid uptake ahead of its 2027 completion. Kaj 16’s location—adjacent to Hisings Bridge and directly overlooking the Göta River, further enhances its appeal, aligning with Göteborg’s strategy to concentrate urban growth along waterfront areas. The site’s proximity to Nils Ericsonterminal, a major transport hub connecting to E45, adds to its accessibility beyond Västlänken and Central Station.

The 16-story structure, under construction as part of Älvstaden, a key regeneration project along the city’s waterfront, will feature 12 floors of timber construction—one of Sweden’s largest such developments. Kaj 16’s total area spans 30,000 square meters, with a mix of offices, restaurants, cafés, and service spaces. Most units include private terraces offering panoramic views of the city and the Göta River. Vasakronan already owns nearby properties like Läppstiftet, Platinan, and Kromet, reinforcing its dominance in the area’s development. The building’s design integrates timber for sustainability and a distinct architectural identity within Göteborg’s evolving skyline.

Norconsult’s lease, spread across four floors, reflects the building’s appeal. The company joins earlier tenants like SEB and Göteborgs Revision, which have already secured 67% of the office space. With Västlänken’s Central Station set to open this December, connectivity to Nordstan and the city center will improve further. Vasakronan’s regional manager, Kristina Pettersson Post, emphasized that the deal validates the project’s long-term vision, noting that the site’s direct access to multiple transport modes, including buses, trams, and the E45 highway, makes it uniquely positioned for business tenants. Ongoing discussions for remaining units highlight the area’s growing demand.

Kaj 16’s design prioritizes sustainability, with timber reducing the carbon footprint of a structure that would otherwise rely on concrete. The building’s proximity to Hisings Bridge and the river also aligns with Göteborg’s push to concentrate development near waterfront areas, where the city has historically focused its urban expansion. The building is expected to be ready for first occupancy in 2027, with Norconsult’s spaces ready by summer 2028.

Norconsult’s choice of Kaj 16 shows the district’s growing role as a business hub. The firm’s decision to commit to 5,000 square meters shows the building’s appeal. With Älvstaden poised to reshape Göteborg’s skyline, Kaj 16’s progress aligns with the area’s development ambitions. The remaining space could attract further interest as connectivity improves with Västlänken’s opening.
