IF Metall has acquired two properties in Vasastan from Klara Norra Fastigheter, the real estate company of the Unionen trade union, through its subsidiary IF Metall Fastighets AB. The acquisition includes 88 residential units and 14 commercial premises.
The properties, Blåklinten 18 and Surbrunn 10, are located near Odenplan and Surbrunnsgatan, respectively. Blåklinten 18 comprises 28 apartments, while Surbrunn 10 has 60 apartments and 14 commercial units, including garage spaces.
The total lettable area of the properties is approximately 5,955 square meters. According to Anders Nyström, CEO of IF Metall Fastighets AB, the company sees good opportunities in a market where many players are more cautious.
Anders Nyström says they have a long-term perspective and a stable capital base, which enables them to act when the right properties become available. For IF Metall Fastighets AB, it’s not about short-term market movements, but about acquiring well-located properties with stable cash flows, low vacancy risks, and good potential to create value over time.
The properties are in good technical condition, and the need for major maintenance investments in the near future is considered limited. This provides a stable and predictable cash flow from well-located properties in central Stockholm, where location plays a significant role in determining property value.
Anders Nyström notes that it’s unusual for two well-maintained inner-city properties of this size to become available at the same time. They complement IF Metall’s existing portfolio well and add more housing and commercial spaces in areas with long-term strong demand.
The acquisition is part of IF Metall’s long-term strategy to manage the union’s capital through stable real estate investments. The company’s property portfolio has historically been a long-term and value-creating part of the union’s overall capital.
Tillträde, or transfer of ownership, took place on September 1, 2026. IF Metall’s advisors in the transaction were Catella, TM & Partners, and PwC.
Furthermore, the transaction demonstrates how trade union capital can contribute to stability and long-term thinking in the real estate market. By investing in well-located properties with stable cash flows, IF Metall is able to generate returns while also supporting the development of the local community.
