Realtors weigh in and break down the future of commission on home sales

DETROIT (WXYZ) — Since our initial story about a landmark settlement that has the potential to change the home-buying landscape, dozens of people across metro Detroit have been weighing in.

Some took issue, while others wanted to weigh in on the conversation.

An agreement announced last week from the National Association of Realtors changes the commission structure.

“I think that the reaction here is that the entire industry is going to get blown up and everything is going to change. And in all reality, I feel that very little is actually going to change,” realtor Andy Hargreaves from Preferred Realtors said.

Hargreaves thinks he knows who will really benefit.

“I mean, they’re claiming this is for the consumer, right? And I believe the settlement is for in the vicinity of $418 million, which sounds like a lot. And then you start to kind of peel the onion back a little bit and you see that attorney’s got over $80 million,” Hargreaves said.

Association of Realtors no longer wants standard commissions

Local realtors weigh in on changes to commission from the National Association of Realtors.

CORPUS CHRISTI, Texas — Following a recent settlement the National Association of Realtors has decided to do away with standards commissions, giving consumers the power to negotiate. However, according to local real estate professionals the consumer has always had this power.

“This is actually how the commercial real estate industry works as of now,” said realtor and co-owner of Prime Real Estate, James Sandoval.

He said that the two rules coming down from the National Association of Realtors are: 1. Making a buyer representation agreement mandatory, and 2. No longer disclosing the commissions in the Multiple Listing Service (MLS).

“In the Coastal Bend you’ll see 2.5% and 2.5% for buy and sell or you’ll see 3% and 3%,” Sandoval said. “At the end of the day, it’s all negotiable.”

According to Sandoval both buyers’ agents and sellers’ agents are still going to be compensated but now it’s based on negotiations.

“This is an emotional transaction that involves a lot more than opening and closing doors,” he said. “This involves a whole lot more.”

Austin realtors react after historic settlement axing commissions

The National Association of Realtors is doing away with the standards commission for agents as part of a $418 million lawsuit settlement.

AUSTIN, Texas — Real estate agents could soon be entering a whole new market.

In a historic $418 million settlement, the National Association of Realtors decided to do away with the standard of a long-standing commission set for agents. The move will allow buyers and sellers to negotiate fees and potentially save them more with lower commission costs.

The standard percentage reported is 6%. The trade commission has set these policies for home sales since the 1990s.

Although this will ultimately affect how agents are compensated, some Austin-based real estate groups welcome the pending changes.

Lesley Estes is the Director of Sales for the Byrne Real Estate Group in West Lake. She explained the excitement the team is feeling following the announcement because, according to Estes, this will give the group a chance to have more upfront conversations.

“The difference now is that the consumer’s going to be informed of that. They’re going to be aware that there’s options on the table,” Estes said. “I think this is the perfect opportunity for us, as agents, to bring our

Realtors agree to make commission changes

The National Assn. of Realtors on Friday said it will make changes to its commission rules to settle national allegations the requirements stifled competition, a move that may reduce costs for at least some consumers.

The settlement, which still must receive court approval, could mark a major change in the housing market.

Today, sellers typically pay a 5% to 6% commission when they sell their homes, with half of that going to the listing agent’s brokerage and half to the buyer agent’s brokerage, and critics of that model say the settlement could upend that practice.

“This settlement over time will benefit home sellers and buyers greatly, eventually lowering agent commissions by tens of billions of dollars a year and helping align agent compensation and services rendered,” Stephen Brobeck, a senior fellow with the Consumer Federation of America, said in a statement.

Under an existing Realtor rule, listing agents must make an offer of compensation to the buyer’s broker in orders to list homes on NAR-affiliated multiple listing services, or the MLS.

Real estate agent who sets house on fire has prior relationship with owner

A real estate agent who accidentally burned down a multimillion-dollar home to the ground in one of Sydney, Australia’s most prestigious suburbs had previously been in a relationship with the owner, court documents have revealed.

Sydney realtor Julie Bundock was preparing for an open house of a four-bed home on the northern beaches when she noticed the current renters of the house had left some bedding on the deck to dry.

According to documents tendered to the New South Wales, Australia Supreme Court as part of a civil lawsuit brought by the owner and four tenants against her employer, Ms. Bundock removed the sheets and threw them in a downstairs room onto a shelf below a light, which she then switched on. About 20 minutes later a major fire broke out in the four-bedroom house on Riverview Road in Avalon Beach, believed to be caused by the shelf and bedding heating up and catching fire due to the wall-mounted light.

How Realtors are compensating may change

The way Realtors are paid may change if courts uphold an agreement the National Association of Realtors made March 15 to pay $418 million in damages to settle lawsuits.

Homeowners said in a class action lawsuit against the real estate trade group that its rules forced them to pay large fees, according to The New York Times.

Rory Dubin, president of the Northeast Florida Association of Realtors, said the industry is waiting on a federal court ruling.

“It’s not guaranteed that it will be accepted, but it probably will the way it looks,” he said.

If accepted, rules are expected to change in July.

At the heart of the matter are Realtor commissions.

Dubin said that if passed, brokers representing buyers will no longer be allowed to post their commission on the Multiple Listing Service, or MLS, which lists available homes for sale in a region.

Brokers representing buyers have used the information to help determine which homes to show prospective buyers. Most often, the selling broker splits the commission with the buyer’s broker.

Those commission fees are usually paid by the seller. The commissions are added to the sale price of the home when it is listed.

Billings Realtor Association says $418M settlement creates opportunity

Many questions regarding the real estate business loom following a recent massive, $418 million settlement, which will make it easier to negotiate commissions for real-estate agents and brokers.

The settlement was reached between the National Association of Realtors and a group of home sellers frustrated with the association’s pricing rules, and it could cause significant changes in the business when it went into effect this summer.

Even with those concerns, Amber Parish, the CEO of the Billings Realtors Association, an affiliate of the national association, said the changes will create opportunities for both real estate agents and their customers.

“I think it’s just going to be different,” Parish said Tuesday morning. “The negotiation portion is what is changing, but we just really don’t know at this point what this is going to mean for the industry.”

The settlement will change the protocol that has been in place for decades. For years, Americans have paid a standard commission of around 5 to 6 percent when selling a home, which is split between agents.

Those commissions can be quite costly. A person selling a $500,000 home would expect to pay at least $25,000 toward commissions.
